Tasked with remodelling this prominent building on Cambridge Science Park, the AIS Life Sciences team designed and fit-out a comprehensive office refurbishment to offer maximum flexibility to meet the demands of any modern occupier, ultimately enhancing the investment value of this commercial asset. We crafted a design concept that sought to create a vibrant and connected space which ultimately gives this previously tired building a whole new lease on life, while improving the EPC rating of the building.
Seeking to shed the traditional notions of a standard science park office, our fit-out solution at Building 406 Cambridge Business Park instead creates a more invigorating space to appeal to modern occupiers, ultimately creating a more contemporary workplace concept to see the building into the future.
Future proofing Life Sciences office space
Improvement works to the atrium included new flooring, furniture and lighting as well as new glass balustrades. A feature slatted timber frame envelopes the ground floor space making the space feel more private and creating more intimate space in reception for staff or visiting clientele to utilise the space for any ad-hoc or on-the-go working needs.
Feature timber slatting is then carried through other elements of the common parts helping to guide users through the space by creating pockets of interest. The rest of the office has been finished in a neutral palette of contemporary finishes that can work alone or be easily adapted or amplified by future tenants.
Services upgrades for science focussed tenants
Highly specified building systems go hand-in-hand with life sciences and biotech tenants and so our team undertook a comprehensive upgrade of central services including heating and cooling, as well as plumbing and cosmetic upgrades to the common WC’s.
An extensive solar panel system was installed on the roof and EV charging points installed in the car park assisted in improving the overall EPC rating of the building, ultimately making the building more attractive to future tenants with sustainability and ESG high on their corporate agenda’s.
Filled with natural light and contemporary finishes the new refurbishment comes together to provide critical high-quality stock to support the undersupply of space for the life sciences sector across the UK’s main life sciences hubs.
